Every landlord in the UK must have a Gas Safety Record (sometimes called a CP12) carried out annually for each rented property. Failure to do so is a criminal offence with fines up to £6,000 per property.

The check must be carried out by a Gas Safe registered engineer — you can verify any engineer on the Gas Safe Register website using their registration number.

The check covers all gas appliances in the property: boiler, gas fires, hobs, and any other gas-burning equipment. The flue and all pipework visible to the engineer is also checked.

You must give your tenant a copy of the record within 28 days of the check. For new tenants, they must receive it before they move in.

Keep records of all Gas Safety Records for at least two years. If a tenant requests a copy of the previous two years' records, you must provide them.

Cost varies by region and number of appliances, but expect £60–£120 for a standard check. Some engineers offer landlord packages covering multiple properties.

You can no longer serve a Section 21 (no-fault) eviction notice if you have failed to provide a valid Gas Safety Record to your tenant — make sure your records are up to date.
